Ranch Amenities:

1. No meals are provided at either site.  This is your home away from home.

2. Any condiments or detergents on site are yours to use while visiting.

3. Bring your own bathroom and laundry items.  Washer, dryer, iron are provided.

Ranch Policies:

1. Only the boats provided by us are allowed on our ponds.  NO gasoline powered motor boats.

2. One night’s payment in advance is required to hold reservation.  We accept VISA/Master Card/Discover.

3. Dog facility is free - outside, but you are responsible for cleaning it on departure. Bring your own feed (bowls are supplied).

4. Indoor pets require $150.00 damage deposit (returnable on departure).

5. Horse stall at Tryon:  bedded for arrival.  You clean before you leave.  We will rebed.  Bedding on site for sale.  Each stall is $30.00/night.  Bedding rates will change with replacement cost changes.  Please check with us for current rates for bedding.

6.  Agra barns and pasture is $10.00/night per horse.  You will be responsible to rake out barn before departure.

Cancellation Policy:

1. A full refund of deposit will be given with cancellation notice of more than two weeks of original arrival date.

2. Refund less 15% for transaction fees for cancellations less than two weeks of original arrival date.
